RATE SCHEDULE & DISCLOSURE
RATES FOR SERVICES PERFORMED BY
WILDERNEST PROPERTY MANAGEMENT OR ITS AFFILIATED PERSONNEL
Effective: February 2019
Wildernest Vacation Rentals (WVR) routinely arranges for a variety of in-unit services on behalf of Landlord Owners. Wildernest also provides these same services to HOA’s and unit owners that are not in the WVR program. The options include: Internal (WVR) employees, 3rd Party Contractor specialists and/or the employees of its affiliate**, Wildernest Property Management (WPM). In those cases where services are provided by WVR or its affiliate WPM, the following rates shall apply:
For Basic labor on work orders performed on behalf of the Property Owner (Homeowners and Landlords), or Homeowner Associations a charge of $59 per hour and a minimum billing charge of one (1) hour could apply except where otherwise noted. There is no trip charge added to the rates set forth provided that the work and materials are located in Summit County.
Examples of Basic Labor work:
Snow Shoveling (if not part of an Association’s contract)
Trash Pickup and Disposal (if not part of an Association’s contact)
Furniture Moving & Assembly
Internet & Cable Troubleshooting
Standing By & Supervision of Deliveries or Installations
Replace Smoke or CO Detector/Electronic Locks/Batteries
Gas Fireplace Troubleshooting/Re-lighting
For Semi-Skilled Labor on work Orders performed on behalf of the Property Owner (Homeowner/Landlord), a charge of $69 per hour and a minimum billing charge of one (1) hour. Markups could apply. There is no trip charge added to the rates set forth provided that the work and materials are located in Summit County.
Examples of Skilled Labor include:
Interior Décor, Furniture Delivery, Delivery Coordination
For Skilled labor on work orders performed on behalf of the Property Owner (Homeowners and Landlords), or Homeowner Associations a charge of $89 per hour and a minimum billing charge of one (1) hour could apply except where otherwise noted. There is no trip charge added to the rates set forth provided that the work and materials are located in Summit County.
Materials that total $1- $50 markup 50%
Materials that total $51 - $150 markup 30%
Materials that total $151 and above markup 25%
HOUSEKEEPING OR COMMON AREA CLEANING $69 per hour
INSURANCE CLAIM MANAGEMENT $69 per hour
UNIT LOCKOUT - BETWEEN 8AM & 5PM $69 per hour
For insurance claim coordination or project management services, a charge of $69 per hour shall apply and a minimum billing charge of one (1) hour shall apply. Examples include: communication and coordination with Claims and Insurance Personnel, Property Owners and/or Tenants; Vendor and or Subcontractor Property Access (including any time spent in Supervision); bids/estimates; purchasing materials for remodels; appliance upgrades; and the like.
Examples Include: Coordination with Claims and Insurance Personnel Vendor/Subcontractor Property Access (with Supervision) for scope of work estimates
When WVR or affiliated personnel are called upon to respond to an emergency affecting an
Owner’s unit after hours, the following rates apply:
Between 5 PM & 10PM $ 99 per hour
Between 10PM & 8 AM $119 per hour
RATES FOR ITEMS PICKED UP FOR RECYCLING- PROPER LANDFILL DISPOSAL
$59 per hour for proper disposal at Summit County Recycling/landfill facilities, plus any fees assessed by the facility to dispose of items such as (and not limited to):
Hot Water Heater $45.00
Couch/Loveseat/Sleeper Sofa $40.00
Refrigerator/Freezer * $40.00
Kitchen chairs/End tables $20.00
Filing cabinet/Bookshelf $35.00
Computers/Electronic Items $35.00
Clothing/Boxes/Misc Items $20.00 each
Tires $10.00 each
* NOTE: Refrigerators must have all freon removed and bear the appropriate certificate when picked up, or a freon removal charge will be added in addition to the hourly charge to remove the item.
** NOTE: WPM is not responsible for rate quotes, charges or fees from 3rd Party Contractors. In those cases where services are provided by 3rd party contractors, the rate charged to Property Owners and/or their Tenants or Guests will be the rate that prevails in the market at the time and under the particular circumstances, plus a Supervision Fee 10.0% of the full cost of any maintenance or repairs, including all applicable taxes, fees and handling charges, as consideration for soliciting bids and coordinating such services.
The Rate Schedule above is subject to change and will be posted to the Rental Page on the website www.wildernest.com 30 days prior to any changes in the Rate Schedule taking effect. It should be noted that WVR’s services, either directly or through its affiliate WPM, may, or may not result in profit to WVR.
I/we have read this disclosure form, approve of Wildernest Property Management, LLC providing the above-described maintenance and repair services through its in-house staff, and understand that Wildernest Property Management, LLC may receive a financial or other benefit as the result of providing these services. I/we DO authorize use of Wildernest Property Management to provide the above-described services.
