What to expect from your vacation rental

We want you to be well prepared for your vacation. Here is everything you need to know about what we do and do not provide for you during your stay.


  • Your unit will be clean and stocked with an initial supply of linens such as sheets, pillows, pillow cases, comforters or duvet covers (flat sheets, pillows and pillow cases are also provided for any sleeper sofas) towels, sets of basic toiletries and dish soaps upon your arrival. Daily housekeeping is not provided and supply will not be refilled during your stay. 

  • Every unit has either a full kitchen or a kitchenette. You will have the basics for cooking (pots and pans, utensils, plates, bowls, glassware, coffee cups, one travel sized bottle of dish soap, etc.). Full kitchens are equipped with common appliances like stove, oven, refrigerator/freezer, microwave, toaster and coffee maker. Kitchenettes generally do not have all of the large appliances and vary from home to home. To find out the specifics of your rental's kitchenette feel free to give us a call. *Wildernest provides a small starter supply of dish soap/dishwasher pods. Guests are responsible for any additional soap needs. 

  • Parking is included at every property, but make sure you understand exactly how many vehicles can park at the property you're renting. Some properties require parking permits to be displayed in your vehicle, which will be provided upon check in. Failure to return parking permits at check out will result in a $50 fee.


  • Food products, spices, condiments and other basic cooking supplies like flour, sugar, etc.

  • Coffee and coffee filters.

  • Cleaning supplies (other than dish soap).

  • Toothpaste, toothbrushes and other toiletries not mentioned above.

  • Housekeeping during your stay.

  • Pool towels.

  • Trailers, campers and oversized vehicles are not allowed at any Wildernest complex.

  • Since the highest average summer temperature in Summit County is 75 °F — and typically drops into the 50s at night — most of our homes and condos do not have air conditioning. All of our units have at least one fan or can be provided one upon request. We recommend opening windows and letting in the cool mountain air.


  • Check in is at 4:00 pm, check out is at 10:00 am. 

    • Check-in location: Wildernest Vacation Rentals main office - 204 Wildernest Road, Silverthorne, CO 80498 - Red one-story building on right side when coming up the hill, right before the road bend. 

    • After hours check-in (office closes at 5:00 pm): If our office is closed upon your arrival, you may pick up your check-in packet in our outside lock box using your unique code. You will receive an email with this code on your check-in day. A packet will have your name on it and will include your check-in information, a map and key to your unit. The drop box is located to the right of the Wildernest Center main door.

  • Checkout: Return all unit keys, clubhouse keys, garage door openers, and parking permits to the check-in office. Failure to do so will result in a $50 fee charged to the credit card for each item not returned. 

    • A drop box is located at the front of the office building for checking out during non-office hours. 

    • Late check-out may be purchased with permission from the front desk for $50.00 which allows for a 12:00 pm check out. If your unit has another guest scheduled to check in on your check out day, we are unable to grant you a late check out. 




Some units have clubhouse keys and/or parking passes; if you arrive after office hours, we will include the key/pass in your welcome packet.  You are responsible for returning these items to the office upon checkout.  Failure to return these items will result in a NON-refundable $50 charge PER ITEM to the credit card on file.

CHECK IN/CHECK OUT: Check-in is at 4pm, check-out is at 10am.

Late Check-Out with Management Approval:

Late check-out may be purchased with permission from the front desk for $50.00 which allows for a 12:00 pm check-out. If the unit is a "back to back" no late check-out will be honored or allowed.

Late Check-Out Penalty:

Guests who fail to vacate the unit by 10:00 am or have not purchased a late check-out with front desk approval will immediately be charged a $200.00 penalty fee for failure to vacate the premises. For every additional hour that the guest is occupying the unit past check-out time, there will be an additional $50.00 charged. Wildernest holds the right to remove guests items from the unit the guest has not vacated after 2:30 pm if there is an incoming reservation. Items removed from the unit will first be documented and then returned to the Wildernest Check-In lobby. Wildernest will not be held responsible for lost items in the event that the guest has violated check-out procedure.

Deposit Policy: A deposit of $95 is required to confirm your booking. The final balance is due 30 days prior to arrival and will automatically charge to the same credit card that is used for deposit. If the final balance is not received when due, Wildernest reserves the right to cancel the reservation. We accept Visa, MasterCard, Discover and American Express.

Cancellation Policy: The deposit is non-refundable at any time. Reservations cancelled or changed within 30 days of arrival forfeit the total amount of the reservation.

Travel Insurance: Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Separate terms and conditions apply. Please read your Description of Coverage/Policy carefully and contact CSA at (866) 999-4018 with coverage questions.

Internet Policy: To the extent that the unit has been provided with internet access: I agree to abide by all federal and state laws governing internet usage while I occupy the Unit. I shall be responsible and shall indemnify and hold Agent and Owner harmless from any claims or damages, including, but not limited to claims for attorney's fees they may incur in any suit, demand, legal action, or claim of any nature made by any person against Agent and Owner for damages for illegal use of the internet during the time frame I was occupying the unit. Wildernest is not resdponsible for service connectivity, interruptions of Cable TV or internet, or WIFI serving the Property.and no refunds will be given should issues occur during the stay.

Lockouts: If a guest has locked themselves out of the unit there is a charge to dispatch personnel after 5:00 pm and/or on weekends.

Between 8 AM & 5 PM - $69 per hour

Between 5 PM & 10 PM - $99 per hour

Between 10 PM & 8 AM - $119 per hour

Pet Policy: No pets are allowed other than in specific pet-friendly units. If there is evidence of a pet in a non-pet friendly unit a charge of $200 will apply to the card on file. If a pet causes any damage the renter will pay all costs associated with the repair or cleanup  to bring the unit to rental standards and original condition.

Rent-By-Owner Guest Bookings: Please note when booking directly through VRBO and similar Rental sites,  there are separate service fees assessed by VRBO and other booking sites.  Wildernest Vacation Rentals is not responsible for this separate fee and will not refund it; please contact VRBO or approriate booking site to discuss this if you have questions. To avoid this fee, you can book directly through the website.

Vacation Rental Damage Protection: As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit up to the [policy limit] shown on the confirmation.  Any damages that exceed the [policy limit] or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or Replacement of such property up to a maximum benefit of the policy limit.  Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly [name of company] any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact [name of company] directly if you do not wish to participate in this assignment.


Please note that all of our properties are individually owned. We cannot guarantee specific Unit availability 100% of the time due to circumstances out of our control. We do our best to reserve the unit that you request, but reserve the right to move the reservation to a comparable or upgraded unit if necessary.
